As an Associate Broker for the Bean Group, I have the expertise to provide you with the tools you need to get your property sold in today’s challenging market. I also have the right skills to help you complete your home purchase whether it’s your first home, second home, land, or investment property. I've enjoyed living on Lake Winnipesaukee in the Lakes Region of New Hampshire since 1998. Upon moving to the lake house in Moultonborough full time in 2000, I've enjoyed helping people re-locate into this dynamic four season resort area. The combination of real estate brokerage with real estate appraisal has helped me learn the markets in many of the Lakes Region towns, the nuances of Lake Winnipesaukee and the other regional lakes, and the Mount Washington Valley towns. I am well versed in FHA appraisal rules and guidelines - and the requirements that every property must meet in order to pass the FHA minimal property standards which will then make it eligible for HUD/ FHA financing. My goal is to take every transaction from start to finish on the smoothest road and to a successful conclusion.
Born and raised in Albany NY, I graduated from Vincentian Institute and then attended college at SUNY at Cobleskill and later Cornell University. Upon graduation I worked in sales for McKesson Drug Company in Rocky Hill, CT and later Wesley Jessen Inc. In both positions I covered the state of Connecticut. In 1984 I re-located from Connecticut to Merrimack, NH with my husband Steve. After traveling most of New England with WJ, I yearned for a way to stay closer to home. As luck would have it, I became a regular fixture at the racquetball and tennis courts at the Executive Court Club in Manchester where I met a group of appraisers who played at the club. Their work intrigued me and soon a career change was born. Starting in appraisal in 1986, learning about real estate sales in 1988, and then investing in property along the way - this created the full plate of experience I was looking for. And I’ve enjoyed all aspects of real estate ever since.
Prior to moving to the lake, I was a member of the Greater Manchester Nashua Board of Realtors®. In July 1995 I earned the CBR designation (Certified Buyer Representative) from Home Finders of America. I have been a licensed certified residential appraiser since 1991 and have served in various capacities within the Appraisal Institute (AI) and the National Association of Real Estate Appraisers (NAIFA). From 2005 through 2008 I served as the Vice President, then President of the NH Chapter of NAIFA.
Since year 2000, I have been a member of the Lakes Region Board of Realtors®. I have participated in numerous classes and programs to advance my knowledge of real estate though continuing education offerings in real estate, brokerage, NH DES changes and shoreline protection changes, as well as appraisal education.
To better the world we live in, I believe that one person does make a difference and that every dollar counts. To this end I’ve worked in fund-raising efforts for the Mt. Washington Valley Pony Club, the 4H Saddelites Club, the NH Food Bank, Breast Cancer and for various personal efforts. I also spearheaded the “Earn Your Turns” program for fourth graders at Moultonborough Academy. This NH program involves getting students involved in ski-oriented projects that are put on display at the Ski Museum. The children and families are encouraged to try out the NH ski areas with a ski coupon booklet offering free tickets and other great discounts.
My favorite town of course is my hometown of Moultonborough. But I can also provide the expert services you’ll need in Sandwich, Tamworth, Tuftonboro and Ossipee as well. If you have questions about the other outlying towns, I can probably help you there too. Feel free to give me a call anytime. Or send an email if it is more convenient. I look forward to sharing my enthusiasm and expertise on all property types to both buyers and sellers in the Lakes Region area.
Besides real estate, I enjoy tennis and skiing and boating on the lake. My favorite vacation spot is Hilton Head Island in South Carolina – which we try to visit once a year. My daughter, Julia, is sweet 16. She loves basketball, softball, and her appendix quarter horse named Quincy. My son Randall plays many sports – just for the fun of them, but he loves his computer the most. He’ll be going to RPI in Troy NY this Fall to study Computer Science. We all fawn over the best dog ever – a black golden doodle named Champ. He loves the ocean at Hilton Head too! Seems like there is never a dull moment and I would not want it any other way!
TESTIMONIALS:
“I am delighted to have the opportunity to explain why Mary-Ann Schmidt is the best Realtor® in the Lakes Region. When I approached Mary-Ann I stressed that I had a very unique property that would appeal to few buyers. She listed the property, took pictures, wrote up a narrative and among other things – got it up on her website. We sold the property quickly to a couple from RI. During the entire process she kept me informed, something I really appreciated since in the past others disappeared once the listing agreement was signed. I was pleased with the price I received, with the professionalism of Mary-Ann Schmidt and her ability to utilize all the tools available! I am happy to have this opportunity to wholeheartedly recommend Mary-Ann Schmidt to others.”
Sincerely,
John Doherty, Sandwich NH
“I am writing this letter on behalf of Mary-Ann Schmidt whom I had hired to list and sell my six lot sub-division last year. As a result of Mary-Ann’s hard work, diligence and creativity, she was able to find a buyer who purchased the entire package with the exception of one lot, which I decided to hold out for myself. I received top notch service with all the help and guidance that I needed to get to the closing table. Since I was still fairly new to the area, this help was much needed and appreciated. So all in all, I’d have to say that my experience with Mary-Ann Schmidt was exceptional and I was very pleased. I’m happy to write this letter of recommendation.
Sincerely,
Eric N., Colorado
“Mary-Ann – You have really saved my life (style) and I am so grateful for the way you go the “extra mile”. Thanks for being so good at what you do – and so caring too!”
Sincerely,

“Mary-Ann – All in all, Jonathan and I are very happy with our new house. I had no idea when we started that acquiring one would be such a difficult and convoluted process; we could never have done it without you. All of the hand holding and legwork paid off handsomely for us. Thank you, thank you, thank you!”
Sincerely,
Jonathan and Virginia
“Hi Mary-Ann – Well, we finally did it! We’re settled into our cozy little house and are very happy! Thank you for everything during this whole experience! We can’t thank you enough for all of your help!”
Sincerely,
Lea and Rob F.
“Well – we have our dream house, at a great price, and in a location that we love. With no exaggeration we could not have achieved this without your representation and guidance. Too often we don’t take the time to tell someone thanks for a job well done and I don’t want that to happen here. You distinguished and differentiated yourself from any other REALTOR® we have ever worked with. You were there throughout the process and key at several critical points along the way. You made it your business to stay on top of all of the players and make sure that everything was set for the closing. You also kept us completely informed at all times. Again – thank you for your skill and professionalism. After this experience we would recommend your services to anyone without reservation. Please feel free to use us as a reference at any time.”
Sincerely,
Kirk and Jean
“Dear Mary-Ann – I’d like to let you know how well your buyer agency representation did for me when I bought my house. This being the first house I’ve ever owned, I had no idea what I was doing! When looking for houses, since you were working for me and not the seller, we discussed items about each house that would be of value in negotiating a better price. I’d never be able to do this with a seller’s agent. Finally the many tasks your helped me with made the process seem less daunting. In all, buying my house was very easy, and I highly recommend your service!”
Sincerely,
Andrew Richardson
